호주에서 두 번째 투자용 부동산을 사고 렌탈 관리를 맡길 부동산을 선정하면서 정리해 둔 내용 - 혹시 다른 분들께도 도움이 될까 싶어 올려봅니다.

아래는 골드코스트의 부동산으로부터 어느 정도 네고한 후에 받은 관리비용 상세 (schedule of fee) 입니다.  어느 주인지, 도심인지 외곽인지, 렌탈 부동산 관리 회사 많은지 적은지 그리고 예상되는 렌트 비용에 따라 퍼센트나 비용의 차이가 있을 수 있으니 감안하고 보십시오.

Management fee: 6.00% including GST

·      Monthly Admin/Technology Fee - Included 

·      Lease renewal fee - Included 

·      Routine inspection fee - Included (3 months)

·      EOFY Statement fee - Included

·      Tribunal (QCAT) fee - $220.00 incl. prepping & application costs (only if required)

New Tenancy  

·      Leasing Fee - One weeks rent + GST 

·      Marketing - $159.00.00 Premier Listing + $110.00 Signboard

·      Professional Photos - $120.00 (8 images)-$160.00 (12 images) - If you have photos - we will get them off the current managing agent.

·      Water efficiency certificate - $88 inc. GST

·      Admin Fee ($7.70) waived

·      EOFY Summary – Waived

·      3 monthly inspection

·      QCAT Preparation and Attendance - $99 per hour plus filing fee

New Tenancy

- Letting Fee - one weeks rent plus gst

- Advertising & Marketing - $260 (includes a Premier Listing and Signboard)

- Professional Photography (if required) - $135 

Other

- File closure fee - $350.00 (waived if you sell with our team or move in)

위에 나열된 것은 저 혼자만의 비교를 위한 요역정리 표이고, 거기서 네고를 좀 더 해서 6% including GST 에다가 처음 2달 매니지먼트 피 waiver 받았네요. 참고로 부동산들끼리 경쟁이 치열해서인지 처음 3달 management fee waiver 해준다는 곳도 있었습니다. 역시.... 네고는 밀당입니다.
